Vision

Our mission is to help develop the region of Mulut Seribu in east Rote by using its most representative jewel: the island of Lemaina. The present goal is achieved by creating a successful and profitable business that opens the region to international tourists. In this way, we ensure sustainability of the region and her inhabitants through long term employment opportunities and educational facilities. This will be achieved through the injection of new capital and subsequently ploughing back of profits. Our vision is to “put Lemaina at the top of the chart” in the industry of Tourism and Hospitality. We aim at being a trusted partner in the sustainable and long-term transformation of the region of Mulut Seribu.

The First Stage

In the first stage we want to build the first buildings. It contains a main building and a few yurts.

Legal entities

After a consultation with Emerhub, a market entry services company, we decided to start a PT PMA in the Sector Villa. This sector is 100% open for foreign investment and allows us to get for every foreigner of the board a KITAS and working permit. This is not possible in a PT Local, but requires an investment plan of at least IDR 10 Billion.

Emerhub will manage all the licences and permits except the local permits. For the local permits Devie Akulain, who has a lot of experience, will be responsible. 

First Buildings

The first buildings will be on the eastern part of Lemaina Island, sheltered from the wind and waves.

The main building is located on the south coast close to the sea. There is a good view in the direction to Papela and also on the other side to the bay of the island. The ground level of the terrace, reception and information area is almost the same. The school and apartments are approximately 1.5 m higher. The eating area is located on the rocks and the ground levels is very variable.

Ground Floor
The goal is to make an outstanding place to make holidays. The ground floor consists of a information area, game area, terrace, bar, eat and drink area, a 3 level pool, reception, classroom and two apartments with a total area of 500 m2. The structure is 100% made with bamboo, the pools with natural stone.
Second and Third Floor
On the second floor we planned an office and another area for eating and relaxing. The area is 150 m2. The third floor contains a small room with an area of 22 m2 with a double bed and amazing view.
The Yurts

The small building called Yurts will serve as an easy way to shelter people. They are really cost efficient and fast to build. Therefor they will be used extensively during the construction period to house workers, locals and directors alike. Also we plan on keep using them as a simple accommodation for adventure tourists in the low price sector especially in the first three years, when housing space is still limited. also they can help us for events that need temporarily more beds that available in the main building also specially during the first years.

Building Materials

We want to build strictly with bamboo. It is one of the most sustainable building material. Tourist are always impressed when they see the big bamboo villas.

Emmanuel and Dario accomplished an 11 day intensive bamboo course in Bali, where they learned from the most experienced bamboo designers, architects, engineers and craftsman’s, the founders of Green School, Green Village, Kul-Kul Farm and Indo Bamboo.

We have connections to them and some of them already confirmed to support us. We will get high quality bamboo from the bamboo factory from Arief, CEO of Indo Bamboo, in Flores.

For the roofs we will use alang-alang from Rote.

Collaboration With The Government

It is important for us to work together with the government to consider their interests. We can also imagine to make projects together, to achieve the goals from the government of Rote Ndao. We are looking forward to the following meetings with Ibu Bupati to make this project a success for all parties.

We will provide following jobs:

• Carpenters (bamboo)
• Cook
• Cleaner
• Laundry
• Reception
• Boat driver
• Assistant

For this jobs we will hire local people, except bamboo carpenters will be first 50% contractors from Bali. The locals will learn from them and our goal is to hire only locals after the first projects.

Research On Demand

The result of different surveys in Switzerland, Bali, Nemberala and Kupang looks good, a lot of people are interested to visit Lemaina and a few already plan to come.

On this diagram you can see how much tourism has risen in Indonesia. The numbers left on the axis indicate the tourists in millions. In 2017 about 14 million tourists visited the country. The red line shows the average number of tourists in Southeast Asia. Indonesia is always above average.

This graph shows the percentage of gross domestic product accounted for by tourism. As tourism increases, the share of GDP decreases. Indonesia thus proves that they are not dependent on tourists, but that the country itself can develop further!

The results of researching in the platform Facebook showing a big demand in:
• Indonesia : 250-300 M out of them are approx. 12% Indonesian
• Adventure Traveling : 250-300 M
• Bamboo : 30 M

These Numbers are only for showing the potential in our niche. These numbers will decrease when the time of execution of Marketing comes with a more precise targeting.

Our Goal is raising awareness in culture, architecture, adventure traveling and mental health. Besides we want to build Brand to expand our products and services wider with future projects.

We will spread Content in each of the points mentioned and giving good deals for individual satisfaction.

Our Price margins will be a about 15% of the turnover each Year.

Marketing Strategy

Our plan in Marketing is to distribute our vision to several social media platforms. We distinguish therefore macro to micro content. We will create a Website introducing specific projects for the leads coming in individually.
Creating 10-30 Minutes videos specially for Youtube. With that video we will produce multiple micro content parts for our different strategies. 1-3 Minutes for Facebook, 1 Minute for Instagram, 30 seconds for snapchat, 10 seconds for Tictoc.

With this Strategy we will build a funnel:
The best way a viewer will go through the funnel will be : Micro – Macro – Website- Order
(Micro is harder to track and the more the viewer becomes a prospect and visitor the more information we will get throughout the viewers journey)
It will give us the utmost information what the viewer really drives to us. And giving us enough information which of these part is lacking in performance and what we should change when there is a low rate of leads going through.
We will pay Advertising solely for the micro content.

Unique Feature

Rote Island offers an incredible variety of nature. The aesthetics and elegance of the island offers a unique experience that otherwise does not exist.
The lagoons as well as the surf & kitesurf paradise attract people from all over the world.
In addition, the friendliness and generosity of the inhabitants of Rote welcomes every guest.

Advantages For The Locals

There are many advantages for the village and the Island of Rote. Here a few listed:

  • This project will give to local residents new opportunities to get different jobs. High education is not required. We will teach them if necessary and give them the opportunity to learn it. A big benefit will be the variety of jobs, the people can choose what job fits best for them. It is important that the people like their jobs, this project will make it very likely for the people to get such a job. We already know a lot of people, who are interested to work for this project. This project will have so positive effects to that region.

  • 90%< of the employees will be Indonesian citizens, we have not planned to hire foreigners.

  • Until now all the investors are from Switzerland, means 100% foreign investment.

  • Through the promotion of this region of Mulut Seribu new business opportunities for the village and region will be opened.

  • Through the free English courses people will be able to speak English and will open the doors for many things.

  • Other advantages are resulting like land prices will rise and the tax income for the government will be higher than before.

Closing Words

As you can see, there is a huge potential on this small island. It would be a pity not to take this opportunity. That’s why we are moving mountains and valleys to realize this project. The know-how, the creativity and our young energy move us forward as fuel. We can achieve the success of this project, together.
